  • This website is designed to provide accurate and authoritative information in regard to the subject matter covered. It is offered with the understanding that the publisher is not engaged in rendering legal, accounting or other professional services.   • Our office works at a minimum Monday through Friday excluding all major and many minor US Holidays. Plus we take 30 vacation days per year. Many of our referrals are sent manually on days we work.
  • These policies can and will change over time and will be updated on this page when they do change.
  • If any term or provision of this agreement is found by a court of competent jurisdiction to be invalid or unenforceable, then this agreement, including all of the remaining terms and provisions, shall remain in full force and effect as if such invalid or unenforceable term had never been included.
  • This Agreement shall be governed by and construed in accordance with the laws of the State of Colorado and, where required, the county of Larimer.

Additional Policies Concerning Sponsorships:

  • The following additional policies relate to sponsorships sold by us to licensed real estate agents and real estate brokers (herein referred to as “real estate agents” even though it may actually be a “real estate broker”).
  • Sponsors are charged a setup fee and a monthly fee to sponsor a website. As of October 8th, 2008 the normal setup fee is $400 and the normal monthly fee is $197. We may, from time to time, change the setup fee and/or monthly fee for new or existing sponsorships. This is usually, but not always done, to run a marketing promotion.
  • Sponsorships are intended to be exclusive in nature. That is to say that there will be one real estate agent per website that has their photo and contact information listed as the sponsor.
  • It is possible that we will still continue to do general marketing to find additional agents to register with our system for a sponsored city, but they can only sponsor the site if the site is not currently sponsored. This should be construed as lining up someone to take over the sponsorship should the current sponsor stop their sponsorship to limit downtime for our investor clients that need the help of our sponsor to purchase and sell properties.
  • Sponsorship is month to month and can be canceled at any time by either party. To cancel, a sponsor should remove their credit card number from the “Edit Contact Info” link. If we find billing information removed, we assume that this means you want to cancel your sponsorship. Setup fees and monthly fees are non-refundable once billed.
  • Sponsors are not required to pay referral fees for client referrals received during the time they were a paying sponsor. Sponsors are required to pay referral fees they received BEFORE they become paying sponsors even if the closing occurs when they are a paying sponsor and for client referrals received after the time they were paying sponsors even if the deal the client referral inquired about was submitted while they were a sponsor.
  • The sponsorship that you pay for is a service we provide. You are paying to have your contact information appear on the sponsored website as the preferred sponsor. You are not paying for a certain number of inquiries or any other guarantees. You agree, by using this website, that there are no guarantees or promises made to you other than what is written here. We do understand that the only way you will continue to pay your monthly sponsorship fee is if we provide value to you and that means business for you. If we do not provide that value to you, I would expect you to remove your billing information and cancel your sponsorship.
  • We allow Real Estate Wholesalers (hereafter called “wholesalers”) to submit deals to our websites including sponsored websites, but inquiries from potential buyers for those deals are sent to the sponsor. By submitting the deal to our website the wholesaler agreed to pay a 3% fee for any buyer we brought. It is up to the sponsor to confirm this, and if they deem it necessary, to get it in writing before bringing any buyer to the wholesaler’s property. Sponsors must not bring their buyers to wholesaler deals without working out how they will be paid with the wholesaler directly. We are NOT involved in that process.
  • Since we post our deal analysis to our blogs as an archive of learning tools as much as to show properties that were for sale when they were posted, sponsors may get inquiries from deals that are no longer available. We will forward these inquires to you and you can look up the address of the deal in your Control Panel. I typically handle inquiries of this nature with a call saying that that property that was written about X months ago is no longer available, but here are 3 deals that are just like it that you should see before they are sold too.
