Rent Estimates

We now allow you to enter your own rental amounts and do your own calculations on all our analyzed deals. Click on the request more information link in the deal you want to analyze yourself to access this new feature and we will pre-populate our analysis tool with the data from that deal.

Now, on to information about the rent estimates we use.

I am not an expert at rents in all markets and often times we need to estimate the rent you could get for a property to perform the analysis. However, we do try to use some factual basis for our estimates. We use the most current Schedule B Fair Market Rents for Existing Housing put out by the U.S. Department of Housing and Urban Development which has city specific values for Fair Market Rents in each city.

We do make every effort to provide you with what we believe to be an excellent estimate of what fair market rent would be for the property we are analyzing since the fair market rent we use significantly impacts our analysis. However, our estimates for rent may be high or low, based on what you can actually get and much of that depends on the condition of the property that you offer to tenants.
